 Frequently Asked Questions

What type of lease do you offer?  We offer annual leases only.  That means tenants will be responsible for rent during the summer or during vacation periods.  We also only offer joint leases to a family or group.  That means you the group is responsible.  We do not rent bedrooms.  Thus, it is important that applicants propose a group and show that the group is interested in living together in a house.  Our leases do not allow locks on interior doors.  If you feel you need a lock on your bedroom door, you should find somewhere else to live.

Why no smoking on the property?  Many people think smoking is unhealthy for both the smoker and those around them.  The average city collects and disposes of tons of cigarette butts.  Generally, we view smoking as a social anachronism that even the city of Paris has disallowed in public.  On or in our properties, we view it as hazardous, a nuisance, and a habit that contributes to unsightly litter.    Our leases include substantial fines for individuals who abuse this rule.

Who is responsible for what?  Tenants pay electricity, water, telephone, internetLifespace pays trash and sewer.  Tenant cuts grass, keeping it betw 2 and 4", removes leaves before first snow or Nov 15, and clears walks of snow and ice within 24 hours of winter event.   Tenants keep the interior and exterior clean. Trash pick up is from the areas provided.

Parking is available?  Yes, though two caveats.  1) Parking is limited and available only by separate agreement. 2) The property is so close to campus that we separate parking rent from overall rent.  Parking is for operative, inspected cars and light trucks, not RVs. 

Why have fees and penalties for rule infractions?  We hate rules!  But, we also hate some behaviors.  So, to make our preferences perfectly clear, we state them in the lease so if they are difficult for you, you can choose to live somewhere else.   Our past tenants have found them not a problem, and preferred them!

Subletting allowed?  Everyone has changes in path and plans, though leases are for one year terms and it is costly and time consuming to find replacements off-season.  Thus, we do not allow subletting.  

Length and dates of lease flexible?  Not typically.  We look for Aug 18 start and Aug 15 end date for our annual leases.  We especially prefer 2 or more year leases, and are willing to offer those after three months into the first lease.  This allows students and professionals to have a long term stay.   

Can we have someone clean our house?  Yes indeed, however, we do require that the individual register with us in advance, and we hold the tenant responsible for any damage that might result. 

Can I work on my car while parked at the property?  Very minor work such as oil changes are not a problem, however, any work involving noise, dust, paint, oil or gas spillage, would not be allowed.  All vehicles parked must remain operative according to the terms of our parking lease. 

Can I have guests stay over? Occasional guests who visit from out-of-town are reasonable so long as they abide by rules in the lease and are acceptable by other tenants.  Frequent guests from in-town can be unacceptable.  We view anyone who lives in State College area and stays at the unit as a tenant.  If that person does not have a lease with us, this would amount to theft of services. 

Why no large parties? There are understandably times to party, though our property and its location in a family neighborhood does not lend itself to large parties.  With families nearby, the traffic, noise, and behavior often associated with parties mean they are not appropriate on our properties.   Nearby parks and other venues are an easy and preferred alternative.
